Guidelines for pets and emotional support animals at RFPC Management properties

🐕 Pet Policy

  1. 1
    Permitted Pets: Only domesticated pets such as dogs, cats, birds, and fish are allowed. No reptiles, rodents, or other non-domesticated animals. Fish tanks must not exceed 10 gallons.

    Landlord Consent: Written consent from the landlord is required prior to bringing any pet onto the property. The landlord reserves the right to deny permission for any reason.
  3. 3
    Control & Conduct: Pets must be kept under control at all times. Excessive noise, property damage, or disturbances to other residents are not permitted.
  4. 4
    Cleanliness: Residents must clean up after their pets both inside and outside the rental property.
  5. 5
    Liability: Residents are responsible for all damages or injuries caused by their pets, including to property or persons.
  6. 6
    Vaccinations & Licensing: Proof of up-to-date vaccinations and licensing must be provided upon request. All dogs must be registered in the city/county of residence if applicable.

    Complaints: All pet-related complaints will be investigated. The landlord may require removal of the pet if it is determined to be problematic.
  8. 8
    Indemnification: Residents agree to indemnify and hold harmless RFPC Management from any claims, damages, or lawsuits arising from their pets.

    Prohibited Breeds: Aggressive breed dogs are not permitted, including but not limited to Pitbulls (or mixes), German Shepherds, Rottweilers, Chows, American Staffordshire Terriers, or mixes thereof.

    Weight & Quantity Limit: Combined pet weight must not exceed 40 lbs; maximum of 2 pets allowed. Most recent vet records and a photo must be submitted. Oversized pets permitted on a case-by-case basis; all pet fees doubled for pets over 40 lbs.

    Registration: All dogs must be registered in the city/county of residence (Mercer or Tazewell Counties) if applicable.

    Renters Insurance: Required to bring a pet onto the property. Proof of coverage must be provided.
  13. 13
    Visiting Pets: Not permitted. Unauthorized pets will result in a fee.
  14. 14
    ADA Service Animals: Welcome. Service animals are not subject to pet fees or restrictions.
  15. 15
    Other Restrictions: No waterbeds, weightlifting equipment, or lofts. See lease for additional rules.

💙 Emotional Support Animal (ESA) Policy

  1. 1
    Request Process: Residents requesting an ESA as a reasonable accommodation must provide documentation from a licensed physician or mental health provider who is currently treating or has a history of treating the resident for the relevant condition.
    • The documentation must confirm that the ESA is necessary for the resident’s well-being.
    • The provider must have a therapeutic relationship with the resident; online-only or one-time evaluations are not sufficient.

    ESA Approval: Each request is reviewed on a case-by-case basis in accordance with applicable laws. Approval is subject to the needs of the resident and the impact on the community.

    Animal Behavior: The ESA must be housebroken, litterbox trained, or otherwise able to meet elimination needs in a sanitary manner without property damage or disruption.
  4. 4
    Containment: When the resident is not present, the ESA should remain quietly in a carrier, crate, or cage to prevent disruption.
  5. 5
    Vaccinations & Vet Care: Up-to-date veterinary records and proof of vaccinations must be provided upon request.
  6. 6
    Limitations:
    • ESAs are only permitted within the resident’s dwelling unit.
    • ESAs are not allowed in communal areas, other residents’ units, or any building facilities outside the leased premises.
    • When outside the dwelling, ESAs must be on a leash or in a secure carrier.

    Documentation: Additional documentation may be required for staff awareness and safety.
  8. 8
    Resident Responsibilities: Resident is responsible for the ESA’s behavior, cleanliness, and compliance with all community policies.
  9. 9
    Indemnification: Resident agrees to hold RFPC Management harmless for any incidents or damages involving the ESA.
  10. 10
    Insurance: Renters insurance is required for residents with ESAs.
